I advise all homeowners in our area to test for radon if they intend to spend a lot of time in the basement. You will need to attach Addendum A to the offer to purchase in order to include radon testing as part of the negotiations as radon testing is not included as part of a standard inspection. If you buy a house without first testing for radon you may find that you will need to pay about $1,000 to $1,500 to mitigate radon levels at a later date or increase your chances of getting cancer. If you include radon testing as part of the offer to purchase and the test reveals high levels of radon you may be able to negotiate that the seller pay some or all of the mitigation costs.

Generally testing is done by placing two gas collecting thingeys (probably not the technical term) in a room to collect the radon gas present in the room. The collector thingeys sit in the room two days (with windows closed) and then the samples are sent to a lab for testing. If you pay extra you can get the lab to rush the results otherwise it could take a while.
