There are no good buildable locations on this property because the flat land that is accessible by the road is in a flood plain and the steep land on the far side of the river has no road access.
Tillable land is all planted with 20 ft trees.
Land west of river is in flood plain.
Land east of river is steep sloping and wooded.
Best use is as a Hunting/Fishing/Camping getaway location.

Note: I crossed river at the ATV crossing by wearing rubber boots 15.5 inches high on Dec 27, 2011 after a long period of no rain and was able to easily cross using a two wheel drive ATV. With recent rain or snow melt water will be deeper and you will likely need waders. - Roger Burton
